Buying Real Estate - Employing a buyer's representative
Employing a Buyer's Agent for your purchase is critical. More and more buyers are going directly to the listing realtor and making their own deal, instead of employing a Buyer's Representative. They seem to feel that they'll be able to get a better deal. They are grossly mis-informed and here's why:
1. Sellers sign an Agency agreement with their listing realtors. That binds the listing realtor, by law, to work in the best interest of the seller. How can they then work for the best interests of the Buyer?
2. Negotiable commissions? Buyers seem to feel that because the listing realtor doesn't have to "share" the commission with a buyer's agent, there's more room for the listing agent to get the a good deal. The fact is, some listing agents will reduce their commission by a small amount but it doesn't compare to the amount a dedicated, competant Buyer's agent should be able to negotiate for you. Bottom line, you can't get as good a deal as you can with your own agent.
3 How can one agent negotiate for 2 opposing parties in the same transaction and act in the best interest of both parties? The answer, they can't. Do yourself a favour and be fully-represented in your purchase. employ a Buyer's Representative!
